Cost of Condo Renovation


In 2019, my husband and I  bought  a foreclosed condo unit through housing loan.   When I viewed the unit, I saw a rough diamond waiting to be polished.  Although the unit was bare finished,  I knew that it would be a  good investment considering its cost  and location.   Its cost was way below its market value, and it is located along EDSA connecting MRT station.   It would be a good rental property. 

As stated, the 37 sqm unit was bare finished. There was no flooring, paint,  ceiling, partition etc.   So, we had to hire a contractor to renovate it.     We engaged the services of  Triple R Builders, the contractor of our old condo unit. We did not consider other contractors because  we already knew the work of Triple R and they already gained our trust.  We did not hire an interior designer to lessen the cost.       We just  showed our peg to the contractor  and let them execute it.  In hindsight, it would have been less stressful if we  hired one.  The renovation started on November 2019, same as the time when the job opportunity in Sydney came.  That time, we were  busy thinking, weighing the pros and cons and eventually complying with the visa  requirements.  We did not have time and energy to monitor the renovation  the way we did on our first condo.  It resulted to several miscommunications.  In fairness to the contractor, they rectified the mistakes and did not stop perfecting their work until we were satisfied. 

For the scope of works below, the quotation given was P482,974.54.

 See that bookshelf? It was placed there to conceal the inverter aircon pipe which according to the AC installer couldn't be hidden due to electrical issues.

We also furnished the unit with furniture and appliances because we opted to list it on Airbnb instead of leasing it long term.  However, due to the pandemic we delayed its listing on the said platform until this year.  As part of my project REBUILD, I will now carry out my plan of becoming an Airbnb host.  So, if it is not too much to ask, please like our Facebook page Cean's Crib.
